Caring for your home is our top priority, and we understand you may have questions about our services. Here in our FAQ section, we’ve compiled answers to the most commonly asked questions to help provide clarity. What is Home Watch?

“Home watch is defined as a visual inspection of a home or property, looking for obvious issues.” 

Who is Trident Home Watch?

Trident Home Watch is an insured, bonded, certified, and licensed Home Watch and Concierge Company serving Cape Coral, Pine Island, Punta Gorda, and Fort Myers. We check your property and identify problems or potential problems that can occur while your property is vacant. We provide a physical presence that is not available through a remote alarm monitoring service. We can help with most requests you have by contacting us.

Are you Licensed, Bonded, and Insured?

The State of Florida does NOT require that Home Watch Professionals hold a license however, we have been certified in Home Watch services and hold additional certifications. 

Additionally, we carry General Liability Insurance in the amount of $1,000,000/$2,000,000 aggregate as well as a Florida Surety Bond in the amount of $20,000. Every client receives a copy of our Certificate of Insurance upon request.

Do you vet your staff?

All of our employees have passed a fingerprint-based, background check, and have been drug tested and vetted to meet our high standards. 

We carry a $20,000 bond and we hold Errors & Omissions Insurance. We will not allow anyone to work in your home that we would not allow in ours…ever!

Are you a house sitter service?

We are not a house sitter. Our core service includes periodic visits to your home where we follow a specific and totally customizable checklist agreed upon by you. We take great pride in making sure your home is as you left it for your return.

What type of reporting can I expect from you?

Trident Home Watch will send you a detailed report by email with pictures of any problems identified upon completion of inspecting the interior and exterior of your home.  We will include updates like your neighborhood happenings, your favorite plant that bloomed, local weather updates, etc.

If I need coordination with contractors doing work on my home can you help?

Trident Home Watch will provide access services and remain on-site for an hourly charge. We ask for at least a 48-hour notification to schedule our personnel.

What are your credentials?

Trident Home Watch proudly follows the National Home Watch Association code of conduct. We have been vetted and trained to ensure that we are bonded, insured, certified, background-checked, and knowledgeable for your protection. We also subscribe to the NHWA’s Code of Ethics.

Are your services expensive?

Our services are very reasonably priced for the value we provide. When you compare the possible damage due to a leak, fire, or damage by pests or vagrants with the cost, our services are an excellent value.

If you find a problem what type of notification will I receive?

We will send you a report upon completion of our visit to your home. Any problems identified will be accompanied by pictures and details of the problem. If we take any immediate action to prevent further damage we will contact you immediately to discuss what occurred and consider what course of action is needed for the repair.

Why did we get into Home Watch?

We have been involved in property management and real estate since 1997. Being absentee owners we struggled to find reliable people/companies to look out for our best interests when we could not be near our rentals. After relocating to Florida we decided to let our passion for Property Management and knowledge of construction and real estate benefit others who had experienced the same issue we did years ago. 

Are you a property inspector?

While we check your property, we are not what is defined as a property inspector. Property inspectors are usually involved at the sale of a property to do a detailed inspection of the structure, plumbing, electrical, heating, and air condition systems.

What do I need to worry about when my home is vacant or unoccupied?

The biggest concern for owners in SWFL is water intrusion and high humidity.

Maintaining humidity levels between 45-55% is ideal. Trident Home Watch professionals check the general operation of the air conditioner and use a hygrometer and laser thermometer to verify readings. 

We also check walls, ceilings, baseboards, windows, under sinks, and anywhere else moisture may collect.

Why do I need to pay someone to watch my property when my neighbor will do it for free?

You do not have to but, having a professional company in place will provide additional peace of mind knowing that your home is being looked after by Trained, Certified, Insured, and Bonded Professionals.

Here is a question to ask yourself? Am I willing to ask my friend or neighbor to pay for damages if they miss something or are negligent in their duties?  As well as:

  1. Most likely, they are not trained to spot potential problems.
  2. They are not licensed, insured, or bonded.
  3. They will not be able to provide you with the proper documentation to provide your insurance company if you need to file a claim.
  4. They may become ill, too busy, or simply forget to check your home. What if they need to leave town?
  5. If there is a problem at your home and your neighbor or family member does snot handle it properly, it may cause tension between you.

Services

What sets us apart from our competitors?

 

While we will never speak ill of our competitors we feel that there are some clearly defined benefits to working with Trident Home Watch.

  • We have been providing property management services since 1997.
  • We have a strong background in Property Inspection. We have worked at Home Inspectors and we have completed many of the same courses. 
  • We have tools to check moisture infrared cameras to check for water intrusion and an array of other mechanical issues.
  • We provide storm shutter installation and after Hurricane Irma, Ian, and Nicole we tarped over 50 roofs for our customers, in many cases months before roofing companies or insurance companies could even have boots on the ground.
  • We are licensed drone operators and can document any damage and provide that information to our clients.
  • We have worked with VRBO and Air B&B owners to verify and correct damage.
  • We are available in emergencies to respond to act as your keyholder or take emergency action to stop or mitigate issues before more damage is done.
  • We are more than just reporters, we are your first line of defense.

 

Do you provide keyholder services?

Absolutely! We can coordinate access to your property for any situation at an hourly rate. All we need is your notification of the date and time and any instructions you have.  We will provide access services and remain on-site throughout its completion.  We will be a liaison between you and your outside vendor.

Will you provide a free consultation?

We absolutely will!  We provide free, no-obligation quotes each and every day.  We are positive that we provide a high-quality service for a fair price and our team has the qualifications and training to keep your home safe and secure. 

What is your service area?

While the majority of our customers are in Cape Coral and Pine Island, we have dozens in Punta Gorda, North Fort Myers, and Fort Myers/Lehigh Acres.

What is Concierge Service?

These are services that we provide as an additional service to you, our customers.

Some of the services we offer are: Opening and Closing Residences before and after the season, VRBO inspections, Grocery Shopping or Key Holder Services for Instacart deliveries. Coordinate or Supervise contractors, Light Auto Maintenance (Starting and Running Cars), Meeting with delivery companies, repairmen, etc. Meeting family members or guests, and emergency response services.

Our number one Concierge service is Hurricane preparation (storm shutter installation), and emergency roof tarping post-storm. After Ian and Nicole, we tarped over 100 roofs before the roofing companies could even respond.

Will neighbors know I am gone?

One thing that Trident does that is different than many of our competitors is that we do not advertise on our vehicles or have magnents on our doors. We do not “advertise” that you are out of town or that your home is a customer.

Our staff wears a logo polo shirt and drives an unmarked vehicle. We have ID and our company credentials and try to never draw attention to ourselves.

Do you offer cleaning service?

We do not personally but, we have a network of service providers that we use that will not price gouge or take advantage whose work is also guaranteed.

We have one of the best cleaning companies in the area by far that works with us daily.  (Thank you Doris!!!)

Roof Tarping?

Post Irma, Ian, and Nicole Trident installed many roof tarps to protect the property of our clients. We do charge for this service but our pricing is well below that of roofing companies and we are normally on the ground within hours where you must wait in line for a roofing or restoration company. 

Do I have to sign a long-term contract?

No. You can cancel at any time. We do require you to sign an agreement authorizing us to enter your home for weekly visits while you are away but that is it.  

We installed cameras and a ring doorbell. Why do we need your service?

This is not an unreasonable question and one we have had many times over the years of property management. The one simple response is you get a ring alert and your home has been broken into, the police come and go and your home is now open… Who do you call?  If you work with Trident Home Watch you have boots on the ground to secure your property, get your home boarded up, and take action faster than a trip from out of state by you and less liability for your neighbor who checks on your home periodically.  Also having people coming and going from your home and monitoring it makes it a less likely target.
