What Pine Island does to an empty house
Island living is quieter, and that is the problem when you are away. Here is what we watch for on Pine Island.
Surge, and a road that can wash out
In 2022, Ian's surge took out a section of the road at Matlacha and the island was cut off for days. We agree on a storm plan before the season and get to your home as soon as the road reopens.
Storm services →Raised homes and the level below
Many island homes sit up on pilings or block, with storage, a workshop or a garage underneath. That lower level is the first place water reaches, so we check it every visit, along with the stairs and the elevator if you have one.
Acreage, groves and outbuildings
Plenty of Pine Island properties come with a few acres, a grove or a nursery, and a barn or workshop. We check gates, fences and outbuildings, and look for downed trees and limbs after every storm.
Canals, docks and the sound
Canal homes in Matlacha and St. James City and waterfront on Pine Island Sound come with docks, lifts and seawalls in salt air. We check the waterfront on the same visit as the house.
Boat watch →Septic and plumbing
Most of the island runs on septic. We check the septic alarm panel, run water through every fixture to keep traps full, and look under sinks and around the water heater for slow leaks.
Alarms on an island
Pine Island is unincorporated Lee County, so alarm registration and police response run through the Lee County Sheriff's Office. We can be the local keyholder on your alarm call list, 24/7.
Keyholder service →You won't see your Pine Island home for months. Our reports are how you will.
Most home watch reports come back as a row of checkmarks. Ours carry the evidence: readings, thermal images and photos, time-stamped after every visit.
- Infrared moisture checksThermal images find wet drywall and a struggling AC coil before a stain appears.
- Humidity, measured every visitA hygrometer reading on every report, so you know the house stayed between 45 and 55 percent.
- Drone roof photos after stormsAerial photos you can hand straight to your insurer.
- No sign you're goneUnmarked vehicles and no door magnets.

Pine Island home watch FAQ
Do you cover all of Pine Island?
Yes. We watch homes the length of the island, from Matlacha and Pine Island Center to Pineland, Bokeelia at the north end and St. James City at the south end.
How much does home watch cost on Pine Island?
Our plans are $65 a month for one visit, $109 for two visits and $179 for four visits, with a written report after every visit. Boat watch, keyholder, storm and concierge services can be added. There is no long-term contract.
What happens if the road to the island closes after a storm?
We agree on a storm plan before the season and carry it out when a storm is named. If the road is closed afterward, we keep you updated and get to your home as soon as it reopens and it is safe to travel. Then you get photos, drone roof photos when conditions allow, and emergency tarping if you need it.
Do you check raised homes and the area underneath?
Yes. On elevated homes we check the ground level every visit: storage areas, workshops, the garage, stairs and the elevator if there is one. That is where water and pests show up first.
Do you check acreage, groves and outbuildings?
Yes. We check gates, fences, barns, sheds and workshops, look for downed trees and limbs, and note anything that has changed since the last visit. If something needs work, we coordinate your vendor with your approval.
Can you be the keyholder for my alarm on Pine Island?
Yes. Pine Island is unincorporated, so alarms register with the Lee County Sheriff's Office. You can list Trident Home Watch as a keyholder there and on your monitoring company's call list, with or without a home watch plan.
