What Fort Myers does to an empty house
A downtown condo, a 1920s home on McGregor and a villa in a golf community fail in different ways. These are the problems we look for in each.
Riverfront and high-rise condos
In a condo, a failed AC drain or water heater does not stay in your unit. It travels to the one below. We check drains, supply lines, the water heater and the AC closet on every visit.
Condo watch →Older homes along McGregor
Historic homes come with older plumbing, older roofs and big trees overhead. We check ceilings, under every sink and around the roofline from the ground, and note anything that has changed since the last visit.
Gated golf communities
Every community runs its gate and rules a little differently. We set up access with yours before the first visit, and many associations ask owners to name a local contact while they are away. That can be us.
Hurricane season
In 2022, Ian pushed the river into downtown and the neighborhoods along McGregor. We put up shutters before a storm, check the house as soon as it is safe, and fly a drone over the roof for your insurer.
Storm services →Summer heat and humidity
A closed-up home in August can grow mildew in days if the AC quits. We record the indoor humidity every visit and check the AC, the drain line and the air handler.
Alarms and the 2 a.m. call
Whether your home is inside city limits or in unincorporated Lee County, someone local has to answer when the alarm goes off. We can be the keyholder on your alarm call list, 24/7.
Keyholder service →You won't see your Fort Myers home for months. Our reports are how you will.
Most home watch reports come back as a row of checkmarks. Ours carry the evidence: readings, thermal images and photos, time-stamped after every visit.
- Infrared moisture checksThermal images find wet drywall and a struggling AC coil before a stain appears.
- Humidity, measured every visitA hygrometer reading on every report, so you know the house stayed between 45 and 55 percent.
- Drone roof photos after stormsAerial photos you can hand straight to your insurer.
- No sign you're goneUnmarked vehicles and no door magnets.

Which parts of Fort Myers do you cover?
We cover the city of Fort Myers and the neighborhoods with a Fort Myers address around it, including the River District, McGregor Boulevard, Whiskey Creek, Cypress Lake, Gateway and the golf communities along Colonial Boulevard and Daniels Parkway. If you are not sure about your street, call and ask.
How much does home watch cost in Fort Myers?
Our plans are $65 a month for one visit, $109 for two visits and $179 for four visits, with a written report after every visit. Boat watch, keyholder, storm and concierge services can be added. There is no long-term contract.
Do you watch condos in downtown Fort Myers?
Yes. Condo watch covers the things that cause trouble between units: AC drains, the water heater, supply lines, the washer and the balcony. We work with your building's access rules and can be the contact your association has on file.
I live in a gated community. How do you get in?
Tell us how your community handles visitors and we will set up access with the gate or the association before the first visit. Many associations also ask owners to name a local contact while they are away, and you can list us.
Can you be the keyholder for my alarm in Fort Myers?
Yes. You can list Trident Home Watch on your alarm monitoring company's call list and on your alarm registration, with or without a home watch plan. When the alarm goes off, we go.
What do you do when a hurricane is headed for Fort Myers?
Before the season we agree on a storm plan for your home. When a storm is named we carry it out, including shutters if you have them. Afterward we check the property as soon as it is safe, send photos, fly a drone over the roof when conditions allow, and arrange emergency tarping if you need it.
