We can document visible condition with photos, organize an approved maintenance punch list, coordinate cleaning and vendors, meet deliveries, and arrange authorized key handoffs. Vacancy checks can help you monitor the property while it is unoccupied. You retain responsibility for leasing and deposit decisions.
Urgent Maintenance and Storm Support
We establish an emergency process with your preferred vendors, backup contact and written spending limit. When an urgent maintenance concern is reported, we help assess the situation and coordinate authorized steps to limit further damage. We can also arrange approved storm preparation and post-storm visual checks when access is safe. After-hours attendance is subject to availability.
Owner Updates and Maintenance Records
Stay informed without having to chase every call, appointment and invoice. We maintain a record of reported concerns, your approvals and the work coordinated. You receive relevant photos, available vendor findings, completion notes and receipts. During a management transition, we can also organize the vendor details and open maintenance requests you provide.
Services are tailored to your property and confirmed in writing. Onsite work, scheduled checks, materials and outside vendor charges are additional to the monthly support fee. Condition checks cover accessible, visible areas; specialist testing and technical inspections are arranged separately when needed.

Is this full-service property management?

You choose the support you need and retain control of repair approvals and spending.

Can we keep our existing vendors?
Absolutely. If you already have reliable HVAC, plumbing, electrical, pool, lawn or other service providers, we can continue coordinating with them. We maintain their contact information, arrange appointments and access, and relay findings and estimates for your approval. If you need another option, we can help coordinate a suitable local provider. Outside vendors normally bill you directly, with no Trident markup.
What does the monthly fee include?
Monthly Landlord Support starts at $25 per month and includes secure keyholding, current property and vendor contact records, a designated maintenance contact, and 30 minutes of remote support each month. That time can cover tenant maintenance communication, initial troubleshooting, vendor scheduling and updates to you.
The included time resets monthly and does not carry forward. Additional remote work is billed at $45 per hour in 15-minute increments, with brief calls and messages totaled together for the month. Onsite visits, scheduled property checks, materials and outside vendor charges are additional. Your written quote confirms the fee, properties or units covered, and how included time is shared.
Do you provide emergency assistance?
We help coordinate urgent maintenance situations using the emergency procedures established for your property. Before service begins, we confirm your preferred vendors, backup contact and spending authorization. If immediate action is reasonably necessary to limit property damage or address a safety or security concern, we follow those instructions and keep you informed as soon as reasonably practical.
After-hours coordination and onsite attendance are subject to availability and agreed pricing. For immediate danger, fire, a suspected gas leak or a medical emergency, tenants should contact 911 or the appropriate utility emergency service first.
What hours are you available?
Our standard hours for routine maintenance communication and coordination are Monday through Friday, 9 a.m. to 5 p.m. Eastern. Onsite visits and vendor appointments are scheduled by arrangement. Evening, weekend and urgent assistance may be available, subject to scheduling and any agreed additional charges. Each client receives the designated maintenance contact and escalation instructions for their property.
