What an empty home in The Landings needs
Life in The Landings runs through the gate, the association and the marina. Home watch here has to work with all three.
The gate and the guest list
Every visit starts at the gate. We set up access once and keep it current, and we can be the local contact your association has on file while you are away.
Condo villages and villas
Most homes here share walls, roofs or plumbing with a neighbor, so a failed AC drain or water heater in your unit becomes someone else's ceiling. We check drains, supply lines, the water heater and the AC closet every visit.
Condo watch →A boat in the marina
The marina holds boats up to 50 feet with deep water to the Gulf. We check lines, fenders, the bilge, shore power and the battery, and photograph the boat for the same report as your home.
Boat watch →On the river in hurricane season
Riverfront homes take the surge and the wind first. We agree on a storm plan before the season, carry it out when a storm is named, and check your home and boat as soon as it is safe.
Storm services →Water off, or water on
Many owners shut the water off when they leave. That protects the house, but traps dry out and seals stiffen. We run water through every fixture each visit so the traps stay full and nothing seizes.
Summer heat and humidity
A closed-up home in August can grow mildew in days if the AC quits. We record the indoor humidity every visit and check the AC, the drain line and the air handler.
You won't see your Landings home for months. Our reports are how you will.
Most home watch reports come back as a row of checkmarks. Ours carry the evidence: readings, thermal images and photos, time-stamped after every visit.
- Infrared moisture checksThermal images find wet drywall and a struggling AC coil before a stain appears.
- Humidity, measured every visitA hygrometer reading on every report, so you know the house stayed between 45 and 55 percent.
- Drone roof photos after stormsAerial photos you can hand straight to your insurer.
- No sign you're goneUnmarked vehicles and no door magnets.

The Landings home watch FAQ
Can you get through the gate at The Landings?
Yes. Before the first visit we set up access with the gate the way your community requires, and we keep it current. If your association asks owners to name a local contact while they are away, you can list us.
How much does home watch cost in The Landings?
Our plans are $65 a month for one visit, $109 for two visits and $179 for four visits, with a written report after every visit. Boat watch, keyholder, storm and concierge services can be added. There is no long-term contract.
Do you check boats in The Landings marina?
Yes. Boat watch covers your boat at its slip: lines, fenders, the bilge, shore power, the battery and the canvas, with photos in the same report as your home. We do not take the boat out of the slip.
Do you watch condos and villas?
Yes. Condo watch covers the things that cause trouble between units: AC drains, the water heater, supply lines, the washer and the lanai or balcony. We follow your association's rules for access and water shut-off.
Will you work with my condo or homeowners association?
Yes. We can be the local contact your association has on file, follow its rules for visitors and contractors, and let approved vendors in while you are away.
What do you do when a hurricane is headed for The Landings?
Before the season we agree on a storm plan for your home and boat. When a storm is named we carry it out, including shutters if you have them. Afterward we check the home and boat as soon as it is safe, send photos, fly a drone over the roof when conditions allow, and arrange emergency tarping if you need it.
