What the McGregor corridor does to an empty house
Older trees, bigger homes and a lot of water. These are the things we watch for along McGregor and in Iona.
Riverfront and estate homes
Big homes on the Caloosahatchee come with more of everything: AC zones, a generator, a pool and spa, sometimes an elevator. More systems means more ways to fail, so we check each one on every visit.
Estate watch →Royal palms and old oaks
The palms along the boulevard and the oaks in older neighborhoods drop fronds and limbs onto roofs, gutters and pool cages. We check the roofline from the ground, the cage and the screens, especially after wind.
Whiskey Creek and the canals
Canal homes off Whiskey Creek and along the river come with docks, lifts and seawalls. We check the waterfront on the same visit as the house.
Boat watch →Close to the Gulf
Iona and Punta Rassa sit near the mouth of the river, and Ian's surge flooded neighborhoods along the river and in Iona in 2022. We agree on a storm plan before the season and check your home as soon as it is safe.
Storm services →Gated golf and yacht communities
From Gulf Harbour to The Landings, gated communities each handle visitors their own way. We set up access before the first visit and can be the local contact your association has on file.
Summer heat and humidity
A closed-up house in August can grow mildew in days if the AC quits. We record the indoor humidity every visit and check the AC, the drain line and the air handler.
You won't see your McGregor home for months. Our reports are how you will.
Most home watch reports come back as a row of checkmarks. Ours carry the evidence: readings, thermal images and photos, time-stamped after every visit.
- Infrared moisture checksThermal images find wet drywall and a struggling AC coil before a stain appears.
- Humidity, measured every visitA hygrometer reading on every report, so you know the house stayed between 45 and 55 percent.
- Drone roof photos after stormsAerial photos you can hand straight to your insurer.
- No sign you're goneUnmarked vehicles and no door magnets.

McGregor home watch FAQ
Which areas along McGregor do you cover?
We cover the whole corridor: Edison Park and the historic homes near downtown, the riverfront estates, Whiskey Creek, Cypress Lake, The Landings, Gulf Harbour and Iona, down to Punta Rassa at the Sanibel Causeway.
How much does home watch cost along McGregor?
Our plans are $65 a month for one visit, $109 for two visits and $179 for four visits, with a written report after every visit. Larger homes may need estate watch, and boat watch, keyholder, storm and concierge services can be added. There is no long-term contract.
Do you watch large riverfront and estate homes?
Yes. Estate watch scales the visit to the property: every AC zone, the generator, pool and spa equipment, guest quarters and outbuildings, with a written report that covers all of it.
Do you check boats and docks on Whiskey Creek and the river?
Yes. Boat watch adds your boat, lift and dock to the same visit as your home, with a battery reading and photos in the same report.
I live in a gated community. How do you get in?
Tell us how your community handles visitors and we will set up access with the gate or the association before the first visit. If your association asks owners to name a local contact while they are away, you can list us.
What do you do when a hurricane is headed for McGregor and Iona?
Before the season we agree on a storm plan for your home and boat. When a storm is named we carry it out, including shutters if you have them. Afterward we check the property as soon as it is safe, send photos, fly a drone over the roof when conditions allow, and arrange emergency tarping if you need it.
